Please note: Access to the Harbor View Suite requires two flights of stairs, and the final third-floor staircase is steep. This suite may not be ideal for elderly guests or those with mobility limitations — but the breathtaking views are absolutely worth the climb.

• Parking: 1–2 spots available first-come, first-serve; additional parking on nearby streets.

• This is a private suite inside The Royce on Pelham — not the entire house. The first floor is a shared common space for all suite guests.
• The Harbor View Suite is located on the third floor and requires climbing two flights of stairs. The final staircase is steeper than average, so it may not be suitable for elderly guests or those with mobility limitations.
• Parking is first-come, first-serve. If the on-site lot is full, street parking is available around the property.
• Kitchen use is limited. Suite guests may use the microwave, refrigerator, and butler’s pantry, but the main kitchen and stove are off-limits when the property is functioning as a shared hotel.
• Laundry is not available for suite stays (exceptions may be made only in special circumstances).
• A required pet screening is mandatory for all guests — even if you aren’t bringing a pet.
